The Bolognese School of Music opens its doors to serve the Merrick and surrounding communities. Mr. Louis Bolognese teaches piano, guitar, and other instruments to his students. To this day, many of his students still drive by and visit local establishments reminiscing about their days at the school.
The apartment in the back of the music school is converted to the Bolognese Studio, with the bedroom being used as a control room and the living area the "live" room. https://www.newsday.com/classifieds/real-estate/taylor-dayne-merrick-recording-studio-1.39424321.

The studio is converted back to a one-bedroom apartment with large living areas, and the commercial space is tastefully updated to bring this unique gem of a building to the market.
Located right on busy Jerusalem Ave., the property is located 1/10th of a mile to Southern State, and right between heavily-traveled Merrick Ave, Bellmore Ave. and Route 106. Easy access to and from all directions.
The property underwent a renovation over the last few years, with new plank-style flooring in commercial space, refreshed hardwood floors in residential space, two split units that provide A/C, heating, and humidity controls. Electric baseboard heaters in basement, fresh paint and updates on exterior.
The commercial portion has a private hallway that leads to a full bathroom with shower and stairs to the basement. The basement has a finished portion and an unfinished portion with very large storage areas. Could be used as a conference room, filing, or storage.
The size and layout of the apartment is a surprise. There is a very large living area next to a full bathroom and then a hallway with a split unit that leads to the bedroom off the kitchen. The kitchen is very large and includes room for a dining table. Through the kitchen is a huge bonus room that is sun-drenched, full of windows, and provides private access to the patio in the back.
The commercial portion includes two separate entrances and is divided in the interior with a doorway separating the two spaces. The flexible layout provides separate options for a variety of users or tenants.
The expected net income is $33,329 annually. Expected rent for the commercial portion is $3,000/month; and $1,800/month for the apartment. Taxes are $19,270.94. Owner expenses estimated at $5,000 for insurance and maintenance.
